Mande MW12 vs MW16 vs MW20: Which Size Fits Your Yard
By Jess McCarty, founder · Updated October 20, 2026
The Mande MW12, MW16 and MW20 are the same sauna in three depths. All three are 83.1 inches wide and 83.5 inches tall; only the depth changes — 46.9, 63.0 or 78.7 inches — and that sets how many people fit: two to three, four, or five to six. The MW12 runs a 6.0 kW Harvia KIP heater, and the MW16 and MW20 run the 8.0 kW.
So the choice comes down to three questions: how many people will sit in it at once, how much depth your yard or pad can give up, and how wide the path is from the street to where it will stand. The table below has every number you need to answer them.

What all three have in common
- The wood. European ThermoWood®: Scandinavian timber that is heat-treated, rather than chemically treated, to resist moisture, movement and decay. Walls are a 2-inch ThermoWood profile.
- The look. A square-edged cube with a full tempered-glass front.
- The heat. Traditional sauna heat, with an operating range of 170–200°F.
- How it arrives. Flat-packed, with the door, benches and back wall already assembled.
- The warranty. The same Mande Spa USA Limited Product Warranty: 5 years for residential use on the structure, ThermoWood panels, roof, benches, glass and hardware, and 1 year for commercial use. Harvia covers the heater and controls separately: 2 years for family use, plus 1 more year on electric heaters registered with Harvia within 30 days of purchase. Read the full warranty.
How to choose: five checks
1. Count the people honestly
Capacity is Mande's seating figure. The MW12 suits one or two regular users with room for a third now and then. The MW16 fits a couple who want to stretch out, or a family of four. The MW20 is for five or six people, or for hosting. Each step up adds about 16 inches of depth, so if you are torn between two sizes, the real question is whether you can give up another 16 inches of yard.
2. Mark out the footprint
Width is fixed at 83.1 inches (just under 7 feet) on every model, so depth is the only number that moves. Tape the outline on the ground at 3′11″, 5′3″ or 6′7″ deep, then add room for the door to swing open and for you to walk around the back for upkeep. Mande's warranty requires a level, solid, well-drained base, so plan a concrete pad or an engineered base that extends past the footprint. Our guide to how much space a home sauna needs covers clearances in detail.
3. Measure the path from the curb
This is the check that catches people out. Delivery is curbside: the carrier lowers the crate to the ground with a liftgate, and getting it from the curb to the pad is up to you or your installer. The MW12 crate is 46 inches wide and the MW16 and MW20 crates are 45 inches wide, so measure the narrowest point on the route (a gate, a side yard, a gap between the house and the AC unit) before you order. The crates weigh 1,310 to 1,575 lb, so plan the equipment and the people for that last stretch. If the crate won't fit through, talk to your installer about unpacking it at the curb. What curbside delivery really means explains the delivery levels.
4. Plan the electrical before you order
The electric configurations need a 240V circuit, installed by a licensed electrician. Mande's warranty requires proof of licensed installation for any electrical claim. At 240V, the 6.0 kW heater draws about 25 amps and the 8.0 kW about 33 amps. Your electrician sizes the breaker and wire from Harvia's installation manual. Our electrical readiness checklist builds the spec sheet to hand them.
The MW20 is also offered with a Harvia M3 wood-burning stove and chimney. That option needs no 240V heater circuit, but check your local rules on wood-burning before you choose it.
5. Budget the whole job, not just the cabin
The prices above cover the sauna and heater delivered to your curb. On top of that, budget for the electrician, the base, and assembly if you won't build it yourself. Mande's assembly times come from its own two-person crew, so allow longer if it's your first build. Our guide to what a home sauna actually costs to install breaks each of those costs down.
If you live in Florida
An outdoor sauna here lives through humidity, summer storms and hurricane season. ThermoWood's heat treatment is what Mande relies on for moisture resistance, and the warranty treats weathering, silvering and natural color change as normal for the wood, not as defects. Before you pour a pad, ask your county building department whether an accessory structure this size needs a permit or tie-downs where you live. Requirements vary by county, and your HOA may have its own rules.
Frequently asked questions
Does a Mande sauna come with a heater?
You choose. Each model is sold as sauna only (heater sold separately) or complete with a Harvia KIP heater and your pick of built-in dials, Xenio WiFi or Fenix WiFi controls. The MW20 is also offered complete with the Harvia M3 wood-burning stove and chimney.
Is shipping included?
Yes. Curbside LTL freight with liftgate to the contiguous 48 states is included in the price, with no shipping charge at checkout. Inspect the crate and note any damage when it is delivered: Mande requires shipping damage to be reported within 5 days.
Can I assemble it myself?
The cabins ship flat-packed with the door, benches and back wall already assembled, and Mande estimates 8 to 12 hours for two people depending on the model. The heater's electrical connection must be made by a licensed electrician. If you'd rather not build it, professional assembly is available through a national install partner, quoted before you commit.
Which size is the best value?
Per seat, the bigger cabins cost less. Complete with a KIP heater and built-in dials, the MW12 is $8,299 for up to three people, the MW16 is $9,399 for four, and the MW20 is $10,099 for up to six. The right size is still the one your yard, your access path and your household fit.
What warranty do they carry?
The Mande Spa USA Limited Product Warranty covers the cabin for 5 years for residential use. Harvia covers the heater and controls separately. Both are summarized above, and the full Mande warranty is published on our site with Mande's permission.
